What is the deal with ‘photo licensing’? Am I buying the photos or a license? Who owns the photographs?
Let's break down the whole "photo licensing" thing to make it super clear and easy.
When you get photos from a photographer, what's really happening is you're getting permission to use those photos for certain things, like selling a house. It's kind of like borrowing a book from a library; you get to read it, but the library still owns it.
So, when you work with me, you're getting special permission (we call it a "license") to use the photos for your real estate listings. This license is just for you and the property you're selling, and it lasts as long as you're handling the listing. This means you're not paying for the photo itself, but for the right to use it in your marketing. It’s a lot more affordable that way.
Just for comparison, licensing for real estate photos than in other industries like commercial, architectural or editorial, because, in real estate, they are used in a more limited way. They're usually just seen by folks looking for homes in a specific area, and only for a short time and the pricing takes all of that into account.
Since a real estate agent is not purchasing the photo itself but only limited usage rights, they can’t give permission to anyone else to use them, including other agents, builders, contractors, stagers, etc. They would have to get permission from the photographer themselves.

What do I do if another agent gets the listing and wants to use the marketing assets you made for me?
I have the perfect solution for that, and it’s a win-win for everyone involved.
Here’s how my License Transfer Program works:
Step 1: When another agent contacts you simply inform them that your usage license doesn’t include them and refer them to me so they can purchase usage rights for themselves. I’ll take it from there.
Step 2: The second agent purchases usage rights for the marketing assets from me at a 20% discount from the original price. They get to use the photos at a small discount. That’s a win for them.
Step 3: But here’s the best part: the original agent (you) will receive 50% of that back as credit towards your next listing with CASCADE. How much advanced notice do you need to schedule my appointment?
Typically, I’ll have an opening available with 2-3 days’ notice, but occasionally I’m available sooner, so whatever your timeframe, just call me directly and I’ll do my best to meet your needs.
How long will my appointment take?
Each home has its own story to tell, and I dedicate 1 to 2 hours on site, depending on the size of the home, to ensure nothing is overlooked. For larger estates, more time is allocated to adequately showcase every significant feature.

How soon will my photos be ready?
I understand how important these assets are for your marketing efforts, so I aim to deliver by the next day. This quick turnaround means you can start showcasing your property sooner, bringing you one step closer to your goals. For larger properties, we'll discuss the timeline in advance, ensuring you can plan accordingly and rest easy knowing exactly when your assets will be ready.
How do I pay and how will I receive my photos?
When you work with me, you'll get a custom virtual tour website for your property hosted on ARYEO (that's AR-ee-oh). After I finish creating your marketing assets, you can go there to preview and pay with your credit or debit card. Once paid, you can download all your marketing assets right to your computer. Plus, you can add details about your property on ARYEO and use it to host your virtual tour. You'll get two kinds of links for sharing: one 'unbranded' link that's good for the MLS, and one 'branded' link that's perfect for sharing on social media.
What if I need to cancel or reschedule?
No need to worry. I know sellers can be complicated, and there are a lot of moving pieces involved in the selling of a home. I’m on your team. Just give me as much advanced notice as you can, and I’ll work with you and your clients’ scheduling needs.
